Colliers and ABSL begin fifth year of Strategic Partnership.
The Association of Business Service Leaders (ABSL), an organization representing over 260 of the largest global companies operating in Poland, and Colliers, a global leader in real estate and investment management, are extending their strategic partnership for the fifth consecutive year.
Despite economic and geopolitical challenges, as well as ongoing technological transformation, the Polish office real estate market remains stable. Investments in modern office spaces, the transition to hybrid work models, the implementation of ESG regulations, and an increasing interest in technologies that enhance productivity, collaboration, and workplace well-being are among the top priorities for business service sector companies in the office market, according to data from ABSL and Colliers.
The Polish office real estate market demonstrates a high level of adaptability to changing tenant needs. New, smart office buildings are designed to optimize work efficiency, while older office buildings are being upgraded to meet new digitization and green certification standards. According to advisory firm Colliers, the office space market in Poland is also aligning with ESG reporting requirements—for example, 98% of office buildings in Warsaw now hold green certifications, positioning the Polish capital as a leader in this key category across the Central and Eastern European region.

According to the Colliers report Hybrid Work Insights 4, employee reluctance to return to the office from remote and hybrid work—widely embraced in the modern business services sector—is increasing. The percentage of employers encountering resistance when encouraging employees to return to the office has risen from 66% in 2021 to 88% in 2024. Another common challenge is managing uneven office attendance, where some days see overcrowding while others remain largely vacant. As a result, in the coming years, key tenant expectations will include optimizing office space and implementing advanced smart office solutions for intelligent workspace management. Creating environments that foster well-being, collaboration, and employee integration will also be essential.
